Congrats to Matt Stiles for winning the first-ever Wheatlands Fantasy Football League trophy! His team, The New Heights All-Stars, dominated the field thanks to some stellar performances from Patrick Mahomes and Brock Purdy.  Big thanks to everyone who joined the fun this year. If you missed out this year, don’t worry—stay tuned for updates coming later this year, and we’ll see you next season!

We had a pretty decent turnout for our first Community Family Movie Night of the year. We had over 60 people signed up, but we think the cold artic blast keep some people away. We watched the movie, The Wild Robot and enjoyed free popcorn provided by the Wheatlands Metro District. It was great to see so many attend, snuggle up in the blankets, and enjoy their snacks in the warm clubhouse. See you again soon!

Landscape Maintenance:

Snow removal is the main landscape maintenance Cox is completing this month. To remind residents the City of Aurora is in charge of plowing the roads in our neighborhood. Cox Landscaping completes snow removal at the clubhouse parking lot, ymca parking lot and district property sidewalks. Residents are in charge of clearing their sidewalks and driveways. To view the districts snow removal map, visit our website at https://www.wheatlandsmetro.org/about-us/district-map-2/

More Activities at the Recreation Center:

Towards the end of last year, the board discussed having more programs/activities hosted at our recreation center this year. We passed this request on to our team at the Y and they have already started to deliver, adding more classes and programs then last year.  We hope you have seen the flyers for these events included in our email blasts or up at the Y.  We hope you find a program that you enjoy!  

Saria Update:



The Wheatlands board along with Blackstone, Beacon Point and Southlands Metro 2 have come to an agreement with SARIA. By signing Master Plan number 3, the 4 districts will remain in SARIA until 2038 and then will be able to leave SARIA . By leaving SARIA we will be able to allocate our ARI Mill levy as we choose and on projects closer to Wheatlands. This will not increase or decrease the taxes that are already included in the original service plan. Wheatlands will not be amending our service plan agreement with the City of Aurora and will be continuing with the original service plan. Other districts in SARIA will be amending theirs as needed to take out the new bonds being issued by SARIA.  Those districts will receive notice from the City of Aurora in the near future via mail regarding their service plan amendment. The SARIA board is working on a website to post additional information regarding the new master plan and service plan amendments. We appreciate the community’s support as we worked to find a compromise with SARIA and the City of Aurora.  

2025 Pool Waiver

Summer will be here before you know it! Sign your yearly waiver now so your key fob(s) can be activated and you won’t have to wait in line to fill out the form the first time you go to the pool. Get a jump on it early this year.

How to Avoid Common Violations

We strive to uphold the Covenants as a District to preserve the nature and character of the community and protect property values. To meet this goal, it is important for each homeowner to follow all the District Guidelines and Covenants. The list below highlights some of the most common District violations we typically see, and what you should know about each of them.

• Vehicles: RVs, boats, trailers and commercial vehicles can be kept on a property for up to 72 hours for loading and unloading only. Otherwise, they must be kept within the enclosed garage or an off-site storage facility outside of the community.
• Trash: Trash cans should not be put out too early and must be brought in by a certain time since they can attract pests and make a neighborhood look shabby. The Guidelines state, “all garbage or trash cans or receptacles shall be stored out of site (except that a container for such materials may be placed outside at such times as may be necessary to permit garbage or trash pickup.) Trash containers may be placed on the street for pickup after 5:00 p.m. in the evening prior to the day that such trash is to be picked up. Trash containers must be removed from the street properly stored by 9:00 p.m. of the day of pickup.”
• Exterior storage: Bicycles, lawnmowers, kayaks or other items must be stored out of view, behind a fence or within your enclosed garage or shed.
• Design changes:  It is important to read and recheck the Guidelines before making changes to the appearance or structure of your home. Simple things like painting your house, making changes to any landscaping or adding a patio or deck, do require written approval from the District’s Design Review Committee. Responding to District Rule Violation Notices

• Address it: Ignoring a violation notice won’t make it go away and can make the situation much worse, if not responded to. Once you’ve received a violation notice, take steps to understand and correct the violation, and either pay or appeal the fine if issued.
• Don’t take it personally: Remember that the rules were created to keep the community safe and comfortable for residents, including you. When you purchased your home, you signed an agreement to uphold the rules.
• Communicate: While friendly phone or email communication can address minor infractions or warnings, written communication and documentation helps create clarity for everyone involved. When you’ve been accused of violating a rule, it’s best to address it in writing. If there are extenuating circumstances—like a family emergency that causes you to fall behind on lawn care—communicate that to your Covenant enforcement manager at [email protected]. You don’t know if an exception might be made until you ask.
• Get involved: There is usually a correlation between the level of homeowner involvement and the success of a community. So, if you want to improve your community, attend meetings to see how you can contribute or volunteer for a board or committee position.
